Water Damage Response in Northern Michigan
Rain, snowmelt, a rising water table, a pipe that froze while nobody was home. However the water got in, the first job is to stop it, and the second is to put things back the way they were.
Northern Trades handles water and storm damage across Charlevoix, Emmet, Antrim and Grand Traverse counties. We stop what we can, coordinate what it takes, and do the restoration work ourselves.
What we deal with
Flooded basements. Heavy rain and spring melt push water in through foundations and window wells, especially in low spots and near the lakes.
Burst and frozen pipes. This is common in seasonal homes. The heat drops, a pipe splits, and the water runs until someone shows up.
Storm damage. Wind, fallen limbs and driving rain off the big lakes open up roofs, siding and windows.
Roof-edge leaks. Water from ice dams gets into ceilings and walls. → Ice dam removal
How we handle it
Mitigation. Stop the water where we can, protect what's still dry, and get the wet material out before it does more damage.
Coordination. Water damage usually needs more than one trade. We line them up and keep the work in order, so you're not making ten phone calls. This is the same approach as our project support.
Restoration. Drywall, trim, paint and finishes are put back by our own crews through installation and painting.
We take photos along the way so you have a record of what happened and what was done.

Why it gets worse if it waits
Water doesn't stay where it lands. It wicks up drywall, soaks into insulation and sits under flooring. The longer it's there, the more has to come out and the bigger the repair. That's why we start with stopping the water and drying out, before any rebuilding.

A lot of water damage happens in homes that are empty for the season. If you're away, we can go in, assess, protect the property and send you photos. Your caretaker or property manager can call us for you.
After it's fixed, it's worth setting up regular seasonal checks so it doesn't happen again.
